Broad Street runs a little over half a mile from the Ashley River to East Bay, cutting through the heart of Charleston’s legal, financial, and government district. It has been called one of the ten Great Streets in America by the American Planning Association, and it remains one of the most walkable commercial corridors in the Southeast.
A mixed-use street that actually works
Ground-floor retail, professional offices upstairs, and residential above that is the classic urban formula. Broad Street executes it about as well as any street in a mid-sized American city. Law firms, wealth advisors, boutique retail, and independent restaurants share the block with the historic Four Corners of Law: the county courthouse, federal courthouse, city hall, and St. Michael’s Church.
What this means for CRE
- Tight availability. Prime storefronts on the north side of Broad rarely sit vacant for long, and rents reflect that scarcity.
- Historic constraints. Almost every building is contributing to the Charleston Historic District, so alterations require BAR review. Budget time and cost accordingly.
- Foot traffic mix. Weekday business traffic during the day, tourist and dining traffic in the evenings and weekends. Tenants that can capture both do best.
