North Charleston Industrial: Where the Growth Is Happening

North Charleston is the industrial engine of the tri-county region. The combination of Port of Charleston terminals, direct interstate access via I-26 and I-526, rail service, and the Charleston International Airport puts it in a small group of Southeast markets with truly integrated logistics infrastructure.

The port keeps expanding

The Leatherman Terminal and continued dredging to accommodate larger vessels have kept Charleston in the conversation for major distribution users. The container-handling capacity keeps rising, and inland port service to Greer and Dillon extends the market well beyond the coast.

Boeing and aerospace

Boeing’s 787 assembly campus off International Boulevard remains one of the largest single-site employers in the region and anchors a growing aerospace supply chain. That has attracted specialized manufacturers, MRO shops, and second-tier suppliers, several of whom now operate in the Palmetto Commerce Park area.

What tenants should know

  • New Class A distribution product (500,000+ SF) has been delivering along I-26 in Summerville, Ridgeville, and further out toward Volvo’s campus.
  • Smaller flex space (5,000 to 25,000 SF) is where availability is tightest. Most product gets absorbed by regional trades and last-mile operators.
  • Land pricing has continued to climb, particularly for parcels with rail or interstate frontage.
